WHAT THE RESOLUTION ACCOMPLISHES:
The Resolution approves a Commercial Contract between International Capital Investment Company III, LLC, a Florida Limited Liability Company, and the City of Cape Coral, a Florida Municipal Corporation, for the purchase of Lots 1 through 12 and Lots 100 through 110, together with the vacated alley contiguous to Lots 1 through 11 and Lots 100 through 110 and the west 1/2 of the vacated alley contiguous to Lot 12, Block 930, Cape Coral Unit 26, Cape Coral Subdivision. Property located at 2107-2119 Santa Barbara Boulevard.

| | | | | | | | SUMMARY EXPLANATION AND BACKGROUND:
Due to the continued population growth of the City of Cape Coral and to provide adequate services to its citizens, the City is expanding its office facilities to consolidate the Development Services and the Parks and Recreation staff in a centralized location on Santa Barbara Boulevard less than 1 mile north of Veteran’s Parkway.
The subject property is approximately 2.8 acres and consists of two buildings having a total gross building area of 34,843 square feet. The two-story building on the north was built in 2006 and has approximately 19,467 square feet. The one-story south building was built in 2013 and has approximately 15,376 square feet.
Staff submitted an initial offer of $3,450,000 to purchase the site. The Seller countered the City’s offer at $3,800,000 and remained firm through negotiations. In addition to the purchase price, the City will pay its pro rata share of the 2023 non-ad valorem fees associated with the property at closing.
Staff requests approval to purchase 2107–2119 Santa Barbara Boulevard for the purchase price of $3,800,000 plus closing costs not to exceed $7,000, for future government office facilities.
