WHAT THE ORDINANCE ACCOMPLISHES:

REQUESTED ACTION: 
Introduction
SUMMARY EXPLANATION AND BACKGROUND:

The ordinance is a city-initiated large-scale future land use map amendment comprising 1,141 acres in NW Cape Coral.  This ordinance implements the adopted Burnt Store Road District (Ordinance 12-22) by placing the future land use on properties along Burnt Store Road north of Van Buren Parkway.

 

The purpose of the future land use map amendment is to establish a mixed-use classification focusing on the Burnt Store Road.  Uses permitted include retail, office, office/warehouse, light manufacturing, institutional, residential within mixed-use buildings, larger scale commercial retail, and government uses such as parks and public facilities.  Residential densities are up to 25 units/acre.  Non-residential development is limit to a floor-area-ratio of 1.0. Standalone residential development and standalone storage uses are prohibited. 

 

This ordinance does not affect the Zoning Map. This is the second of four initiatives that would transform the Burnt Store Road Corridor – if adopted, a new zoning district, and rezone for the Burnt Store Road area would follow.
